There is a Better Way
The developer said in his rezone request that the 11.5-acre site must be developed as presented and that “mixed-use development can not proceed with a smaller version.” Further, the developer has proposed an alternate if the city refuses to grant the height and set-back requirements—multiple five-story office buildings with much of the same retail.
With very little time, Citizens for Responsible Development created an example of a plan that would adhere to current city codes. The alternate plan has lower buildings, stepped back as they get taller so there is no “wall” effect (Appearance page), and the recommended setbacks. Further, it enhances pedestrian pathways and create nearly 800,000 square feet of retail and office space. The same amount that can be found in Bellevue’s Lincoln Square.
